SBA 504 Loan Borrower Requirements

To be eligible for an SBA 504 loan, there are several requirements that a small business must meet.

The 504 SBA loan program is offered by the U.S. Small Business Administration (SBA) to help small businesses purchase or renovate commercial real estate or buy large equipment. However, to be eligible for a 504 SBA loan, there are several requirements that a small business must meet.

These requirements include size eligibility, use of funds, job creation or retention, creditworthiness, collateral, personal investment, and environmental compliance. Small businesses must be considered “small” according to SBA size standards, and the funds must be used for specific purposes like buying real estate or equipment. The small business must also have collateral, and the owners must make a personal investment of at least 10% of the total project cost. By meeting these requirements, small businesses can qualify for a 504 SBA loan and get the financing they need to grow and expand their operations.

Business size eligibility

Small businesses must meet the SBA’s size standards, which vary by industry. Generally, a small business must have a net worth of less than $15 million and an average net income of less than $5 million over the previous two years.

Use of funds

The 504 loan program is designed to help small businesses purchase or renovate commercial real estate or purchase large equipment. The funds cannot be used for working capital or inventory.

Job creation or retention

The project financed by the 504 loan must create or retain jobs.

Creditworthiness

The small business must have a reasonable ability to repay the loan.

Collateral

The 504 loan requires collateral, including the financed property or equipment and personal guarantees from the business owners.

Personal investment

Small business owners must make a personal investment of at least 10% of the total project cost.

Environmental requirements

The small business must comply with all applicable environmental laws and regulations.
